A Quiet Fort McMurray Neighbourhood

If you're moving to Fort McMurray and you prefer a friendly neighbourhood known for peace and quiet, Abasand Heights is the right place for you. Most of the locals call this neighbourhood, simply "Abasand" and it's set on a hill between two valleys. The Horse and Clearwater Rivers are close by, providing beautiful views, along with the boreal forest.

Many residents can enjoy incredible views right out the back window of their home with both the forest and the river valleys nearby. The neighbourhood has a feeling of isolation because of the north-to-south shape with a focused along Athabasca Avenue. It seems as if Abasand Heights is hidden in the wilderness, but it's only five minutes from downtown.

Abasand is one of the oldest neighbourhoods in Fort McMurray, but it's still a smaller community compared to Thickwood and Timberlea, which are two of the larger neighbourhoods. Only about 7% of the population lives in Abasand homes.

The real estate here comes in a mixture of sizes and styles. Detached two-storey homes, bi-level homes, townhouses, duplexes, bungalows and multi-family condominium developments are all found here. Most of the homes are owner occupied with only about 30% occupied by renters.

If you want to be close to the best shopping, restaurants and services in Fort McMurray, Abasand Heights is the place for you. With the close location to downtown and the Northern Nights Regional Health Centre just minutes away, this is one of the most desirable locations. Keyano College is only ten minutes away and MacDonald Island is accessible only about ten minutes away, as well.

The central location makes it easy to get anywhere you need to go and you can even enjoy Vista Ridge Ski Hill about a half-hour away. Recreational parklands are close by, as well with the Simons & Lucas Parks to the north. If you love the outdoors and you want to live in a great location, this is the right place for you.
